Located between 56th and 57th Streets on Park Avenue, 432 Park Avenue is the third tallest building in the United States, and one of the tallest residential towers in the Western Hemisphere. The building’s 96-story tower is design by Rafael Vinoly and topp out at a total height of 1,396 feet. Its height has led to a spate of complaints from residents about noise, elevator problems, and flooding. Building’s exterior features a poured-in-place concrete structure and is divided into 12-story blocks. The building’s interior features custom carved solid marble vanities and marble floors. The building’s windows measure 10 feet by 10 feet, allowing the interiors to flood with natural light. The building also incorporates renewable technology, such as energy-efficient lighting.

When 432 Park Avenue was being built, the economy was slowly recovering and the financial firmament was beginning to thaw. Foreign buyers had become desperate for big returns and were looking for discretion. CIM, a financial firm owned by the Vector Group, and Harry Macklowe, a developer, formed a partnership to develop the tower.

CIM was known for providing financing for Harry Macklowe’s troubled projects. The partnership led to the groundbreaking of 432 Park. CIM also acted as a bank behind the resurrection of several distressed properties. The building is completes three years after construction begins.
The building has a total of 106 units, spanning 54 floors. Its top floor is occupied by a condominium unit own by Saudi retail magnate Fawaz Al Hokair, who has put the unit on the market for $169 million.
The building also has a full-floor condo on the 82nd floor, which is in contract for $70 million. The building has a private restaurant, helmed by Michelin-star chef Shaun Hergatt.

Building Structure
Two high-strength concrete tubes that form the building’s exterior is top by an above-ground mezzanine. The structure is design to take advantage of the natural light. Its slenderness ratio is one:15, which is the ideal ratio for a building with regularly occurring winds. The building also features a square shape and an exterior made of white Portland cement. The building is LEED certified.
432 Park Avenue Building Interior
The building’s interiors feature custom carved solid marble vanities and windowed bathrooms with marble floors. The building also features 12’6″ ceilings and windows that measure 10’x10′. Its interior designed by Deborah Berke Partners.
432 Park Avenue Building Exterior
The building’s exterior features a double-story mechanical space on the exterior. It also features a mezzanine above ground, which provides residents with spectacular views of the city. The building has a total of 584,545 square feet of usable interior space. The building also incorporates energy-efficient technology and renewable energy.

Although, the building has a regular grid of exposed concrete members. Moreover, these members create spaces for the building’s cores and impart a sense of strength and stability. They also serve as a physical barrier. There have been several reports of water entering the elevator shafts due to a “blown” flange. This, in addition to a “water line failure,” has led to a spate of complaints from the building’s residents.
